This project, located in the heart of Main Street in Newark, Delaware, involved demolishing an existing two-story mixed-use building to construct a new five-story, 60,000-square-foot mixed-use building. The ground floor features approximately 12,250 square feet of shell retail space, as well as common areas for residents, including a leasing office, fitness center, mailroom, and mechanical/electrical rooms. Floors two through five consist of 31 apartment units totaling 109 beds. Due to limited future fire marshal access around the building, the residential floors were constructed using cold-formed metal framing with Ecospan floor joists and decking.
