Bancroft Joins Berger Development in Groundbreaking Ceremony for Trolley Square Apartments in Wilmington, Delaware

This exciting project marks the beginning of a new chapter for the Trolley Square neighborhood, bringing modern, thoughtfully designed living spaces to one of Wilmington’s most vibrant communities. The ceremony brought together project partners, local leaders, and community members to commemorate the collaboration and shared vision that made this development possible. After the ceremonial groundbreaking, attendees gathered for a networking reception at the award-winning Bardea Steak in downtown Wilmington. The event was filled with enthusiasm and optimism as project partners, city leaders, and community members reflected on what this development means for the city’s future.
During the reception, Mike Petka, Bancroft’s Vice President of Operations, expressed his excitement for the project, emphasizing the importance of teamwork and a shared vision that make developments like this possible. “Our founder, Steve Mockbee, named the company after John Bancroft, who was known for being heavily involved in the community. This is one of the many ways we continue to serve our communities and better lives by providing housing for future residents in the City of Wilmington.” His remarks were followed by Wilmington Mayor John Carney, who commended the project partners for their ongoing investment in Wilmington and their commitment to offering high-quality housing options for residents. Both speakers highlighted how developments like Trolley Square Apartments contribute to the city’s revitalization efforts and long-term economic growth.
About the Project
The Trolley Square Apartments will be a seven-story, 163,583-square-foot apartment building that blends functionality with contemporary design. The development will feature 130 market-rate apartments, ranging from junior one-bedroom units to two-bedroom layouts—ideal for young professionals, couples, and families seeking a modern urban lifestyle in a walkable neighborhood.
A two-level, 51,052-square-foot concrete podium will provide convenient parking and a welcoming residential lobby, supporting the vibrant community above. Residents will enjoy a suite of amenities designed for comfort and connection, including a first-floor lounge that opens onto an outdoor courtyard and a top-floor sky lounge offering panoramic views of Wilmington’s skyline.
This project, scheduled for completion in Summer 2027, reflects an ongoing effort to expand housing options and strengthen the city’s urban core.
